“From the start they sent a gentleman to survey the property and discuss our options. He was clearly very knowledgeable and competent. He answered all our questions in a satisfactory manner. He got back to us in a timely manner with tree different options we chose the cheapest option. They started the next Monday. The crew was friendly, courteous and professional. Unfortunately, upon opening up the roof, they discovered it was in much worse shape than initially anticipated. Within hours, they got back to us with a recommendation and a bid and we trusted and agreed to it. They didn't stop working until completion. Is the inspection really free? What's the catch?
It is free, and there is no catch. No fee, no obligation, and the written report is yours whether you hire us or not. Free inspections are how we meet homeowners before they need a contractor -- some become clients this year, some in five years, some never. All three outcomes are fine with us.
How long does it take?
Plan for roughly an hour on-site for a typical single-family home. Larger roofs, steep pitches, or attic access requests can add time. You do not need to be home for the exterior portion, but we recommend being there for the walkthrough at the end.
What exactly do you inspect?
Shingle or membrane condition, flashing at every penetration and wall line, ridge and valley detail, gutters and drainage, visible sheathing condition, and -- where there is access -- the attic side for ventilation and moisture signs. As a general contractor (CCB #204939, Unlimited) we can also look at siding, fascia, or structural concerns on request.
What if I decline the bid, or never ask for one?
Then you keep the report and we part as friends. We do not do follow-up pressure calls. If the honest answer is that your roof has years of life left, the report will say exactly that -- we will tell you when you don't need it.
Can you help with an insurance claim?
Yes. Our PMs are Xactimate-fluent -- the estimating software almost every carrier uses -- and we will meet your adjuster on-site and submit our scope in their format. The photo documentation from a free inspection is often the starting evidence for a storm claim.
